Privacy notice

Last updated 25 October 2026

The data controller is BeeOne Digital Ltd, trading as BeeOne Stays. Registered in England and Wales, company no. 13604842. Registered office: 20–22 Wenlock Road, London N1 7GU, England. Contact: hello@beeonestays.com.

This notice explains how we use personal data when you visit this website, ask about a stay, book with us, stay in one of our apartments or contact us about our property services. We follow the UK General Data Protection Regulation and the Data Protection Act 2018.

What we collect

We do not need, and ask you not to send, sensitive information such as health details. If you tell us about an access need so that we can help, we use it only for that purpose and with your consent.

Why we use it, and our legal basis

Who we share it with

We never sell your data. We share it only with providers who help us run our business and who act on our instructions: our website host (Netlify), our form delivery service (FormSubmit), our email provider, our payment and banking providers, and our cleaning and maintenance teams where they need it to prepare your apartment. If you book through a platform such as Airbnb, that platform also holds your data under its own privacy policy. We may also share data with our professional advisers, our insurers, or the police and other authorities where the law requires or allows it.

International transfers

Some of our providers store data outside the UK, including in the United States. Where they do, we rely on UK adequacy regulations or on safeguards approved under UK law, such as the International Data Transfer Agreement or the UK Extension to the EU‑US Data Privacy Framework.

How long we keep it

Your rights

You have the right to ask for a copy of your data, to have it corrected or deleted, to restrict or object to how we use it, to receive it in a portable format, and to withdraw your consent at any time. We do not make decisions about you by automated means alone. To exercise any of these rights, email hello@beeonestays.com. We reply within one month, and we may need to confirm your identity first.

Complaints

If you are unhappy with how we have handled your data, please tell us first by email and we will look into it. We acknowledge complaints within 30 days and reply as quickly as we can. You also have the right to complain to the Information Commissioner’s Office (ICO), the UK data protection regulator: ico.org.uk/make-a-complaint, telephone 0303 123 1113.

Cookies

This website sets no cookies and does no tracking or advertising. Fonts and map images load from Google Fonts and OpenStreetMap, which receive your IP address to deliver them.

Changes

Booking terms

Last updated 25 October 2026

These terms are between you and BeeOne Digital Ltd, trading as BeeOne Stays. Registered in England and Wales, company no. 13604842. Registered office: 20–22 Wenlock Road, London N1 7GU, England. Contact: hello@beeonestays.com.

These terms apply to every stay booked directly with us. Please read them before you send a booking request. If you book through a platform such as Airbnb or Booking.com, that platform’s payment and cancellation terms apply instead, and our house rules still apply.

1. Your booking

A booking request is not a booking. Your booking is confirmed only when we have confirmed it to you in writing and received your deposit. The confirmation sets out the apartment, dates, number of guests and total price, and forms our agreement together with these terms.

The person who makes the booking (the lead guest) must be aged 18 or over, must stay in the apartment for the whole stay, and is responsible for all guests in the party. Before arrival we ask the lead guest for photo identification and the names of everyone staying.

2. Prices and payment

Prices are in pounds sterling and include cleaning, linen and any VAT that applies. There are no hidden charges: the total in your confirmation is the total you pay, apart from the damage deposit, which is refundable.

We accept payment by bank transfer to the business account of BeeOne Digital Ltd, or by card through a secure payment link from our payment provider. We will never ask for your card details by email, telephone or message, and our bank details will never change by email. If you receive a message saying they have, do not pay: contact us on a number you trust. If a payment is not made on time, we will remind you, and may cancel the booking if it is still unpaid 7 days after our reminder, in which case section 4 applies.

3. Damage deposit

A refundable damage deposit of £500 (£1,000 for stays of 28 nights or more) is taken before arrival, by card pre‑authorisation or bank transfer. We return it in full within 7 days of check‑out, less only the reasonable cost of any damage beyond normal wear and tear, missing items, extra cleaning or a breach of the house rules. Before deducting anything we will tell you in writing what it is for and show you photographs, receipts or quotes. If the cost of damage is more than the deposit, the lead guest is responsible for the difference.

4. If you cancel

If we re‑let any of the cancelled nights, we refund what we receive for them, less any costs we reasonably incur in re‑letting. Please cancel in writing to the email address below. Because your booking is for accommodation on specific dates, the 14‑day cancellation right under the Consumer Contracts Regulations 2013 does not apply. We strongly recommend travel insurance.

Changing your dates is treated as a new request: we will do our best to help, subject to availability. Leaving early does not entitle you to a refund for unused nights, except that, for stays of 28 nights or more, you may end the stay early by giving us 28 days’ written notice and you then pay only up to the end of the notice period.

5. If we cancel or must change your booking

If we have to cancel your stay, or the apartment cannot be provided as booked for reasons within our control, we will tell you as soon as possible and refund everything you have paid in full. Where we can, we will also offer you a comparable apartment. If events beyond our reasonable control (such as fire, flood, a failure of utilities or building works by others) prevent or interrupt your stay, we will refund the nights we cannot provide.

6. Arrival and departure

Check‑in is from 3pm and check‑out is by 11am. Early check‑in or late check‑out may be possible on request, depending on availability. We will send arrival instructions before your stay.

7. House rules

If the house rules are seriously or repeatedly broken, we may end the stay and ask the guests to leave, without a refund for the remaining nights.

8. Nature of your stay

Your booking gives you a licence to occupy the apartment for the dates booked, for a holiday or a temporary stay. It does not create a tenancy, and the apartment is not to be used as your main or only home. We, or people we authorise, may enter the apartment to clean, carry out repairs or deal with a problem, giving you reasonable notice except in an emergency.

9. During your stay

If anything is not right, please tell us straight away so that we can put it right while you are still with us. Please report any damage or breakage as soon as it happens.

10. Our responsibility to you

We will provide the apartment with reasonable care and skill, as described. We are responsible for loss or damage you suffer that is a foreseeable result of our breaking these terms or of our negligence. We are not responsible for loss of or damage to valuables left in the apartment, unless it is caused by our negligence, or for interruptions to services provided by others (such as utilities, internet or works in neighbouring buildings), though we will act promptly to help. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law, and nothing affects your statutory rights as a consumer.

11. Personal data

We use your details as described in our .

12. Law

These terms are governed by the law of England and Wales. If you live elsewhere in the United Kingdom, you may also bring proceedings in the courts of the part of the UK where you live. If we cannot resolve a complaint between us, you remain free to take advice and to go to court.
